JULIA SUTTON, DIRECTOR

Julia Sutton was President and Co-Founder of Exhale, and has been the COO at Exhale since 2001. A veteran of the fitness, spa, and wellness industry, Julia has a track record of successfully overseeing and growing businesses. At Exhale she grew the business to 26 locations, all profitable within one year of operation. Julia developed each Exhale location from the ground up, including site location, design and construction, business operations, strategic planning, defining sales procedures, and driving revenue and growth. Julia has always been in the spa and fitness industry, and prior to Exhale, she spent several years at a WellBridge (formerly Club Sports International), the Peninsula Spa as Spa Director, and Cardio Fitness Corporation.

Suzanne Corcoran, Founder and CEO

Suzanne Corcoran, CEO, is a lifelong real estate, hospitality and marketing executive who spent over 30 years with Corcoran Jennison Companies, a Boston-based leader in housing and hotels. She initiated and oversaw hospitality projects and renovations at Ocean Edge Resort and Golf Club on Cape Cod where gross revenues increased an average of 9.5% per year after she joined the team in 2006. She generated revenue through market solutions utilizing the web, email marketing, and social media, delivering high-quality marketing tools and results. In 2016 Suzanne founded NicheWellness, LLC focusing on wellness projects, and opened the Beach House Spa at Ocean Edge in 2017. NicheWellness is developing thermal spas in urban and resort locations. Suzanne spent her earlier career in multifamily marketing and development for Corcoran Jennison Companies and developed the 200,000 square foot Capital Expo Center (now Dulles Expo Center), in Chantilly, VA. She spent many years developing mixed-income housing, including Harbor Point Apartments, a 1500-unit public housing project in Boston converted to 1283-units of mixed-income housing in partnership with the public housing residents.

CLODAGH, Interior Designer

Designer, environmentalist and philanthropist,
Irish-born, New York-based Clodagh believes that good design supports well-being for our world and its inhabitants. Sustainability, luxury and comfort are her key design components. Clodagh Design’s award-winning international portfolio spans a wide group of countries and eco-conscious projects and products. She oversees four business divisions: Clodagh Design International; Clodagh Design Signature; Clodagh Collection; and Clodagh Art Consultants. Clodagh has completed interior design for properties throughout the world including The Miraval Resort and Spas in Arizona, Texas and MA; The Abington House, The Caledonia and Citizen 360, in New York City; The Avery, a residential tower in San Francisco; the Seychelle in Santa Monica; The Doyle Collection’s Dupont Circle in Washington, DC; and Six Senses Hotel and Spa in the Douro Valley, Portugal, which was named one of the world’s top hotels in 2017 and Six Senses Kaplankaya in Turkey, named one of the top ten new resorts in the
world by the London Times in 2019. Clodagh believes in personally giving back to the world’s communities and ClodaghCares.org, she tirelessly supports the Thorn
Tree Project.

Enrique Martinez-Lopez, PArtner
General Manager and Operations

Enrique Martinez- Lopez was the General Manager at Aire Ancient Baths, first in Barcelona, Spain, then in New York City from 2008 through 2014. With a staff of over 85 (NYC) and 65 (Barcelona), Enrique oversaw operations of both facilities with budgets of $6 million and $5 million respectively. He took both facilities from concept to opening to stabilization. At Aire Ancient Enrique was responsible for hiring and training staff, customer relations, and ensuring compliance with health, safety, and hygiene standards. He oversaw the maintenance staff, sourced facility maintenance and repair, and was responsible for annual budgets and financial goals, reporting to ownership, developing service and retail goals, and managing inventory and supply ordering. He oversaw marketing and membership for Aire at both facilities.

Bryan DunkelBERGER
s3 Design

Bryan Dunkelberger is a founding principal of S3 Design, with over 20 years of experience working with leisure, athletic and institutional clients, including New York-based Exhale Spa, Equinox, and Sports Club LA.  At Exhale, he designed the prototype for their flagship fitness studios and spas.  At Sports Club LA he redesigned the Chestnut Hill location into an $8 million 32,000 square foot facility. In addition to health club design, his firm has designed athletic and recreation facilities at Carnegie Mellon University, Rollins College, St. Leo University, Catholic University, Roger Williams University, and University of Rhode Island.  Prior to founding S3 Design, Bryan was at Sasaki Associates in Cambridge, MA where he directed the design and development of the health club practice, inside the larger sports group.

Brian Barlia, PArtner

Brian Barlia is a real estate developer, entrepreneur and a founder of Peak Gersten Partners, a Washington D.C.-based commercial real estate investment company.   Brian started his real estate career focusing on affordable housing, and was the first developer in the District to utilize tax-exempt bonds to finance scattered-site multifamily projects.  In 2000, he formed Peak Gersten for the purpose of acquiring underperforming assets requiring hands on management, capital, and fresh strategic direction for all types of residential and commercial real estate projects.  Independently and with Peak, Brian has developed over 2,000 units of housing and 250,000 sf of commercial real estate.  In 2009, Brian founded a renewable energy company, Revolution Energy Solutions, which designed, constructed and owned waste-to-energy facilities in the Pacific Northwest and Mid-Atlantic.

Elizabeth Costello, Partner

Elizabeth Costello is a founder and principal of Pocket Development, LLC, a real estate development firm in San Francisco, CA specializing in mixed-use infill projects throughout the Bay Area. Her foundation in the industry began in corporate banking, real estate finance, and joint venture investment with major financial institutions.  As a consultant, she assisted clients in the analysis of property cash flows, portfolio valuations, and strategic dispositions. Over the past 20 years, Elizabeth has assembled a professional team at Pocket Development and lead them in the realization of a series of office, residential, and mixed-use projects beginning with site identification, project conceptualization, feasibility analysis, acquisition, entitlement, ground-up construction, renovation, marketing, and sales.  Most recently, Pocket Development’s 300 Ivy award-winning mixed-use project in San Francisco achieved LEED for Homes – Platinum certification for its 63 condominium units.
